The Starter Home Purchase Scheme (formerly known as the Local Authority Affordable Purchase Scheme) helps eligible buyers purchase a newly built home at a reduced price. 

If you qualify for the scheme, the local authority will provide between 5% to 40% of the cost of your new home, in return for the same percentage of equity share in the property. You must repay the local authority’s stake after 40 years or if you decide to sell your home, but you can always pay it back any time before this.

The Local Authority will advertise any upcoming developments on their website. You will need to gather a few documents such as your approval in principal, recent payslips, a salary certificate and proof of funds. Once you have all the necessary documents, you will be able to upload them as part of your application.


How Do I Apply?

Once you have all your documents together, applying online is straightforward. Here's a few tips to get one step closer to your new affordable home:

Mortgage lenders and mortgage brokers will be more than happy to talk you through the mortgage application process. A letter of Approval in Principle (AIP) confirms the amount you could be able to borrow for your new home; you will need this to apply for the Starter Home Purchase Scheme, so make sure you factor this in.

Getting that initial deposit together might be easier than you think with the Help to Buy Scheme, which can help you get up to €30,000 towards your deposit. The Help to Buy Scheme can be used in conjunction with the Starter Home Purchase Scheme, making homeownership even more affordable.
